Here you can find some examples of the types of documents that I will need to collect from you throughout the Mortgage Application process. Please note that these documents must be complete and contain all pages as indicated.
2 most recent years T4's will be requested as part of your 'Proof of income' requirement for your Mortgage Loan Request.
In the event you collect other forms of income such as Self Employment Income/Commission, Retirement income, Pension(s), Annuities.
In the even you collect Employment Insurance and/or other benefits, you may be asked to provide the 2 most recent years T4E slips.
Sample Bank Statements
90 days - 12 months Bank Statements may be requested as part of your mortgage approval. Statements must show Account Holders Full Name, Institution, Account Number, income deposits, proof & source of down payment funds, source of any large deposits. Nothing can be altered or blacked out. All pages must be included.
You will be asked to provide your 2 most recent years T1Generals - All pages must be included... yes, all 700 of them :)
2 most recent years NOAs will be requested as part of your Mortgage Approval - Please Include All Pages.
Sample Mortgage Statement
Mortgage Statements for all Owned Properties will be requested as part of your Mortgage Approval. Please be sure to include all pages of the document.
Sample Property Tax Bill
Most recent Property Tax Bill for all owned properties will be requested as part of you mortgage approval.
Sample Letter of Employment
You will be required to provide a Letter Of Employment from your employer (if applicable). This letter must be dated within the last 30 days and include the information listed above.
Sample Pay Stub
You will be required to provide your 2 most recent Pay Stubs as part of your Mortgage Approval.
